OPENCARPET LLC (“OpenCarpet,” “we,” “us,” or “our”) operates a digital marketplace platform that connects independent cleaning service providers (“Cleaners”) with vacation rental hosts, property managers (“Hosts”), and co-hosting service providers (“Co-Hosts”). OpenCarpet provides the platform, infrastructure, and technology to facilitate these connections; however, OpenCarpet does not provide cleaning or co-hosting services directly, nor do we employ the Cleaners or Co-Hosts, who operate strictly as independent contractors.
This Privacy Policy explains how we collect, use, disclose, and safeguard your information when you visit our website, use our mobile application, or utilize our platform services (collectively, the “Platform”). To effectively connect users on our marketplace, we collect several types of information from and about users of our Platform:
Account Information: Name, email address, phone number, password, and profile details.
Property & Logistics Data (Hosts): Property addresses, entry instructions (e.g., lockbox locations, smart lock codes), custom cleaning checklists, and property calendar/iCal links (such as Breezeway or PMS sync tools).
Provider Verification Data (Cleaners & Co-Hosts): Tax identification numbers (W-9 information), business entity documentation, references, and information required to perform third-party background checks.
Transaction & Payment Data: Payment methods, billing addresses, and bank routing details. Financial transactions are securely processed via third-party payment gateways (e.g., Stripe, Square). OpenCarpet does not store full credit card or bank account numbers directly on our servers.
Platform Interaction Data: Messages, notes, and reviews sent between Hosts, Cleaners, and Co-Hosts via our secure platform chat features.
2. How We Use Your Information
We use the information we collect to operate, maintain, and protect our marketplace ecosystem, including to:
Facilitate automated scheduling, match-making, and connection services between Hosts, Cleaners, and Co-Hosts.
Process payments, invoices, and payouts securely.
Verify user identity and perform necessary background or credential screening.
Improve platform performance, security, and user experience.
Send platform notifications, updates, and customer support communications.
3. How Information Is Shared Within the Marketplace
Because OpenCarpet is a matching marketplace, sharing certain data between users is necessary to fulfill bookings:
Host Data Shared with Cleaners/Co-Hosts: Once a connection or booking is confirmed, the assigned independent contractor will receive access to the property address, designated entry codes, iCal scheduling data, and specific cleaning/co-hosting checklists necessary to perform the job.
Contractor Data Shared with Hosts: Hosts will be able to view the profile, metrics, ratings, and relevant business details of the Cleaners or Co-Hosts they engage.
Marketplace Safety Warning: While OpenCarpet provides secure tools for communication and coordination, users are advised to use caution when sharing sensitive personal information outside of the required scheduling fields on the Platform.
4. Crucial Marketplace Disclosures & Liability Protections
Independent Contractor Disclaimer
OpenCarpet LLC is purely a technology platform. Cleaners and Co-Hosts utilizing the Platform are independent business entities and independent contractors, not employees, partners, agents, or joint ventures of OpenCarpet LLC. OpenCarpet does not direct, control, or manage the methods, tools, or day-to-day operations used by these independent contractors. Consequently, OpenCarpet cannot control, and is not responsible for, how an independent contractor manages or protects any physical keys, entry codes, or property access information once provided to them to perform their services.
Third-Party Data Transmission & Smart Locks
By inputting property entry codes, smart lock codes (e.g., temporary codes like 0355), or location details into the Platform, Hosts explicitly authorize OpenCarpet to transmit this data to the designated independent contractor selected for the turnover. Hosts assume all inherent risks associated with sharing property access codes with third parties.
User-Generated Content & Reviews
The Platform allows users to post reviews and ratings of their experiences. Any information or feedback you post publicly on the Platform becomes public information and is not subject to privacy protections.
5. Data Security & Third-Party Integrations
We implement industry-standard administrative, technical, and physical security measures to protect your personal data. However, our Platform integrates with third-party software (e.g., Breezeway, property management software, automated SMS or iCal feeds). OpenCarpet is not responsible for the privacy practices, data security breaches, or terms of service of these external platforms.
6. Children's Privacy
Our Platform is strictly intended for commercial business use by adults aged 18 and older. We do not knowingly collect or solicit data from children under the age of 13.
7. Governing Law
OpenCarpet LLC is headquartered in Nashville, Tennessee. This Privacy Policy and any disputes arising from data management on the Platform shall be governed by and construed in accordance with the laws of the State of Tennessee, without regard to its conflict of law principles.
